Below is a quick overview of how the real estate buying process works with ALEX GRINTON

1. DECIDE IT’S TIME TO BUY

Buying a home is a huge decision, typically one of the biggest investments you will make.

2. CONTACT ALEX

Once you’re ready to buy a new home. Contact ALEX GRINTON to get the process started. There are many intricacies of a home purchase so it’s important to have a top real estate agent to guide you. 

3. MORTGAGE PRE-APPROVAL

Before shopping for a home, it’s important to know exactly what you can afford. I can recommend a mortgage professional who can get you a pre-approval within 24 hours.

4. DETERMINING NEEDS VS. WANTS

This is one of the most important aspects, because it determines what homes we will look at. What are the absolute must haves? What could you do without? Try your best to keep an open mind when creating your list. Remember: you can change carpet, paint colours and countertops, but you can’t change the location. 

5. START HOUSE SHOPPING!

Finally! You have your needs vs. wants list, you have a pre-approval, now lets find your new home! I will start to send you real estate listings that fit your search criteria. Anytime you see a home of interest, I will book a showing and we can look at the property together. 

6. SHOWINGS

This is where we book a private viewing for the property. We will look at the features and upgrades, but arguably more important are the potential issues a home might have. Is there water basement damage, knob and tube wiring, lot grading issues, etc.

Nothing is more upsetting to me, as your real estate agent, than receiving a call from a buyer who is having problems. Many issues are unforeseen and not visible, but I try my best to educate you on potential problem areas and things to watch out for. You can be sure that as your real estate adviser, I will provide an honest opinion on each and every property we visit. 

7. MAKE AN OFFER

You have found the perfect home, now it’s time to write an offer. I will prepare an offer for you which will include a number of clauses and conditions relating to your specific situation and the property. Things like financing, home inspection, chattels and fixtures, closing date and deposit will be considered. These are all things that I will explain to you in depth when the time comes.

8. DEPOSIT AND CONDITIONS

Once we have an accepted offer, you will need to submit a deposit within 24 hours. Typically a deposit ranges from $2,500 to $50,000 depending on the purchase price of the home. This deposit sits in a trust account of either the listing brokerage or seller’s lawyer. 

Now it’s time to work on fulfilling your conditions. I will submit all necessary paperwork on your behalf to the bank or mortgage broker so they can approve your mortgage. If you’ve included a home inspection condition, we will have to get that booked as soon as possible. I have several excellent inspectors who I can recommend to you. Sometimes, buyers have a contractor friend/family member that will offer to look at the home, in place of hiring an actual inspector. I strongly advise against this, as they typically aren’t insured for this type of work, and you won’t have legal recourse should this friend/family member miss an important item that costs you money in the future. 

9. PREPARATIONS FOR CLOSING

Once your conditions are fulfilled, you’ll need a lawyer to complete the legal aspects of your purchase. You will need to sign lots of documents with both your lender and lawyer. As well as transfer utilities into your name for the closing date. 

Once the closing date arrives, it becomes a waiting game to get the keys to your new home. Sometimes, if we are lucky, the transaction will close in the morning and you will be moving in before noon! Most times though, the deal closes later in the afternoon. Once your lawyer transfers the money to the Seller’s lawyer, the keys will be released to you. Congratulations, the deal is done!
